Dubai Investments to Sell 20% Stake in DIP Holding in Dubai’s First 2026 IPO
Dubai Investments plans to sell 1.735 billion shares in its subsidiary DIP Holding, representing 20% of the company, through an initial public offering on the Dubai Financial Market (DFM). The subscription period is scheduled to run from October 27 to November 3, with trading expected to begin on November 11, subject to regulatory approvals and market conditions.
The proposed listing will give investors an opportunity to buy shares in the company behind Dubai Investments Park, a mixed-use development serving businesses and residents across Dubai’s logistics, industrial, commercial and residential sectors.
Dubai Investments Park records 99.9% ground-lease occupancy
DIP Holding owns Dubai Investments Park Development Company, the operator of Dubai Investments Park. The development covers approximately 23 million square metres and generates revenue through long-term ground leases and services provided to tenants.
According to Dubai Investments, the park serves around 1,000 tenants, supports approximately 5,700 subleases and is home to more than 150,000 residents. Ground-lease occupancy reached approximately 99.9% as of June 30, 2026.
The development’s location between Jebel Ali Port and Al Maktoum International Airport places it within Dubai’s southern growth corridor, where logistics, industrial activity and infrastructure investment are important to the emirate’s economic expansion.

For investors assessing the proposed listing, the occupancy figure provides an indication of demand for the park’s leased land. However, occupancy alone does not establish the value of the business or the return investors can expect from buying its shares.
Revenue reaches AED 492 million in first half of 2026
DIP Holding reported revenue of AED 960 million in 2025, alongside adjusted earnings before interest, taxes, depreciation and amortization (EBITDA) of AED 678 million.
In the first half of 2026, revenue reached AED 492 million, while adjusted EBITDA stood at AED 355 million. The company reported an adjusted EBITDA margin of 72% and cash conversion of 97% for the period.
The figures point to a business with substantial operating earnings relative to its reported revenue. Its performance will nevertheless need to be assessed alongside the IPO valuation, financial obligations, cash requirements and the final terms of the offer.
DIP Holding has also identified potential growth opportunities through the repricing of contractual ground rents, increased subleasing activity and repositioning plots for higher-value uses.
These measures could support future revenue growth, although their eventual contribution will depend on implementation and market conditions.
